Our design-build approach brings together planning, design, and construction into a single, cohesive process. The result is a more refined and supportive experience, where every detail is intentional and the path from idea to completion feels clear, calm, and well guided.
Phase 1 — Initial Design Exploration
Included as part of the estimation process
Every project begins with understanding how you want to live in your space.
We take the time to learn your priorities, preferences, and how your space will be used day to day. From there, we develop an initial concept, often including a simple layout or sketch, along with general material direction and a ballpark investment range.
This phase is about creating alignment. It ensures that what we are designing reflects both your vision and your expectations before moving forward.
Phase 2 — Design Development
Typically 5% of projected project cost
This is where your project begins to take shape in a more complete and considered way.
We refine the design, explore materials, and thoughtfully work through the details that bring the space together, balancing aesthetics, function, and budget. As this phase progresses, the project becomes clearly defined, allowing for confident decisions and accurate pricing.
Design Deliverables
Design Visualization
A fully developed 3D model of your project, presented through multiple rendered views from key angles. Where helpful, a walkthrough video can also be provided to better communicate the feel of the space.
Design Documentation
A clear and organized design package outlining selected materials and finishes, key dimensions, and the overall design intent to guide construction.
Material Samples
Where appropriate, we provide wood samples available through J-Man Carpentry, along with manufacturer and supplier samples relevant to your project. We guide you through these selections so final decisions feel natural and well considered.
Collaboration and Refinement
This phase includes a dedicated design review meeting, either in person or by phone, to walk through the design together. One comprehensive revision is included, along with up to two smaller refinements to bring everything into alignment.
Design Investment
The design development phase is initiated through a separate design agreement and invoice, typically calculated at 5% of the projected project cost. This allows us to dedicate focused time and attention to developing your project in detail.
For projects under $25,000, this design investment is applied toward the final invoice when you choose to proceed with construction.
For larger or more involved projects, design is treated as a dedicated professional service and is not credited toward the build. This reflects the level of detail, coordination, and care required to execute the work to a high standard.
Additional Design Development
As projects evolve, some clients choose to explore further options or refinements. Additional design time beyond the included scope is available at $75 per hour.
Phase 3 — Construction Documentation and Permitting
Starting at $500
Where required, we prepare the necessary drawings and coordinate approvals with the City of Saskatoon.
We manage the submission process and handle communication throughout, ensuring everything is in place so construction can begin without unnecessary delays. When needed, we meet with building inspectors on site at key stages of the permitting process.
Optional — Project Management and General Contracting
For projects over $25,000
Typically 10 to 15 percent of total project cost
Once construction begins, we manage the project from start to finish.
This includes procuring materials, coordinating trades, overseeing work on site, managing timelines, and ensuring each element is completed with care and a high level of craftsmanship. Our role is to keep the process organized and steady while maintaining the quality established during the design phase.
Project management and general contracting are incorporated into the overall project cost and reflected within the construction contract and final invoicing.
